Regional Guide
The Viana do Castelo district is the Alto Minho — Portugal’s green, rain-fed north-west corner, running from the Atlantic beaches and the elegant county town at the mouth of the Lima up the river valleys of the Minho, Lima and Vez to the granite highlands of the Peneda-Gerês. Because Portugal’s statistics office publishes house prices by sub-region and municipality rather than by district, this guide leads with the official figures for the Alto Minho sub-region — which the district makes up in full — and then breaks it down municipality by municipality, each number with its own source and reference period.
The figures below are the latest official medians for the region, each shown beside its reference period and INE source. Transacted (sold) prices are drawn from INE’s house-price statistics; the national median is shown alongside so you can see how the region compares.

Asking vs sold
Asking-price data pending — we publish an asking figure only from a licensed source, never scraped listings, and we always label it separately from the sold (INE) median so the two are never conflated.

The district of Viana do Castelo is the Alto Minho, the north-western tip of mainland Portugal, bounded by the Atlantic to the west, the Minho river and Galicia to the north, and the Peneda-Gerês highlands to the east. It is anchored by Viana do Castelo, a handsome county town and port at the mouth of the Lima, and takes in the historic border and river towns of Valença, Monção, Caminha and Ponte de Lima — the last one of the oldest municipalities in the country — as well as the mountain concelhos of Arcos de Valdevez, Melgaço and Ponte da Barca that climb into the national park.
Because the official price series is published by sub-region and municipality rather than by district, the headline figures above are for the Alto Minho sub-region — which this district makes up in full — with full provenance; the breakdown that follows shows every one of its municipalities, from the coastal county town to the upland border concelhos, so the internal spread is visible with the same discipline rather than hidden inside a single average.
Short-term letting (Alojamento Local, AL) has a real role in the Viana do Castelo district, driven by beach tourism along the Atlantic coast at Viana and Caminha, the wine and river tourism of the Lima and Minho valleys, and walking and nature tourism in the Peneda-Gerês highlands. AL is regulated at the municipal level under the national regime (Decreto-Lei 128/2014, as amended), and rules, registration status and any contention-style limits vary by concelho and change over time.
This is general information, not legal advice — confirm the current AL status and any local limits for a specific address with the relevant câmara municipal before assuming a property can be operated as a short-term rental.
Municipal Property Tax (IMI) is levied annually by each concelho within a band set nationally, so the exact rate depends on the municipality and the property’s taxable value (VPT) — the rate in Viana do Castelo can differ from that of the border towns of Valença and Monção or the upland concelhos of the Peneda-Gerês. Any specific rate we publish is sourced from the official register with its reference year; where the warehouse cannot yet source a rate it is shown as pending rather than estimated.
